Key Biscayne is one of Miami's most coveted addresses — a barrier island community defined by waterfront estates, mature canopy, and a quiet remove from the mainland. 270 Island Drive is a mid-century modern residence that embodies everything that makes the island desirable: a generous waterfront lot, floor-to-ceiling glazing that dissolves the boundary between inside and out, soaring barrel-vaulted ceilings, and a site that opens directly onto the water.
The listing agent commissioned a complete visual package — photography, drone aerials, and a Matterport 3D virtual tour — to position the property at the level its architecture deserves and to serve buyers locally and internationally.
The Property
The architecture is defined by a continuous barrel-vaulted roofline that runs the full length of the living spaces, supported by exposed white-painted beams and filled with clerestory glazing. Light moves through the house differently at every hour. The polished concrete floors carry that light from room to room, connecting the interior to the pool deck, the waterfront terrace, and the canal beyond.
The home has been lived in thoughtfully — an art collection, a personal garden, a driftwood sculpture at the entry — and the photography was calibrated to honor that character rather than erase it. A property with this much personality reads better when the images let it breathe.
Strategy & Execution
The shoot was structured around the property's defining characteristic: the seamless relationship between interior and exterior. Compositions were developed to show both simultaneously — the living room opening onto the pool deck, the master suite opening onto the waterfront, the kitchen and dining areas reading through the full-width glazing from outside.
Drone aerials established the site context — the canal frontage, the island setting, the relationship between the house and the water — in a way no ground-level shot can replicate.
The Matterport 3D tour provided international and out-of-market buyers with a complete spatial understanding of the property before a showing, qualifying interest and reducing friction in the sales process.
